YOUR HOME, THE BIGGEST DEAL YOU'LL EVER SIGN

Contracts, plain English

Buying, selling, or renting in Dubai? An independent review of your Form F or Unified Tenancy Contract, before you sign.

How a review works

No account, no jargon to learn. Three steps, one document.

1

Tell us what you need reviewed

Buyer, seller, tenancy contract, or Ejari: each report is written for exactly what you're signing, not a generic template.

2

Upload your document: Form F, Unified Tenancy Contract, or Ejari certificate

Just the PDF, nothing to reformat, plus any addendum if there is one. Results in under 24 hours.

3

Read the report before you sign

Every clause worth knowing about, flagged and explained. Not a re-typed copy of the contract.

What a flag looks like

Not every clause is a problem. Only the ones worth your attention are flagged. Pick the review that matches what you're signing.

Exhibit: Payment Plan, as entered

Penalty for Noncompliance with Delivery Date: Deposit forfeited absolutely to the Seller without further notice, upon Buyer's failure to complete within the stipulated timeframe.

!

Miss the deadline in Schedule B and you may lose your entire deposit, with no formal notice required.

Flag
Payment Plan: Deposit forfeiture

Zero grace period on the completion date. Confirm your mortgage approval timeline covers this before you sign.

Note
Financial Information: Deposit

Deposit is held by the listing agent as security. It's handed to the seller only if you miss the completion deadline, not on signing.

Flag
Additional Terms: Furnishings

"Existing fixtures" isn't itemized. Get a signed inventory list before you sign, not after.

Exhibit: Seller Default, as entered

In the event that the Seller fails to complete the transfer on the agreed date due to his own act or omissions, the full deposit will be refunded to the Buyer, and the Seller agrees to pay the same deposit amount as compensation for the loss of the said property.

!

If you don't complete for reasons within your control, you owe a matching penalty on top of returning the deposit. Confirm you can cover this before you sign.

Flag
Property: NOC from Developer

Marked "No" on the form. Securing this is your task, not the buyer's. Start now, developer turnaround isn't always fast.

Note
Commission & Broker: Dual Agency

The same agent represents both sides, normal practice, but you won't have exclusive representation unless arranged separately.

Flag
Terms: Title Warranty

You're personally liable if any hidden debt, dispute, or mortgage on the property surfaces later. Worth confirming there's genuinely nothing outstanding before you sign.

Exhibit: Rent Increase, as entered

The Landlord may increase the rent value annually at a rate to be agreed between both parties at the time of renewal.

!

This doesn't reference the RERA Rental Increase Calculator. Any real increase is still capped by law regardless of what's written here. Don't agree to a renewal figure without checking the calculator first.

Flag
Rent & Payment: Increase Clause

No reference to the RERA index. Check the RERA Rental Increase Calculator before agreeing to any renewal figure.

Note
Maintenance: Repair Responsibility

Standard split: landlord covers structural/major repairs, tenant covers routine upkeep. Confirm which category any specific appliance falls under.

Flag
Termination: Early Exit Penalty

A flat penalty applies if you break the lease early. Confirm the exact figure and notice period before signing.

Exhibit: Certificate vs. Contract

Ejari Certificate, Annual Rent: AED 85,000

!

Your signed contract states AED 95,000. This mismatch is a real problem: it can affect DEWA connection, visa sponsorship, and any future rental dispute case. Get it corrected before relying on either document.

Flag
Certificate Match: Rent Value

Ejari-listed rent doesn't match your signed contract. Get this corrected with your landlord or agent before it causes a DEWA or visa issue.

Note
Registration Status

Certificate is current and correctly registered. Nothing to action here.

Flag
Party Details: Tenant Name

Spelling on the certificate doesn't exactly match your Emirates ID. Small mismatches like this are a common cause of rejected visa-sponsorship applications. Get it corrected.
